Description
This synopsis revises the description of the project provided in the original synopsis NO. SN50J6D4 printed 23 April 2001. This procurement is for the design and construction of a minimum of 160 family housing units (130 at Ford Island and 30 at Radford Terrace) and a maximum of 170 family housing units. The work includes demolition of a minimum of 160 and a maximum of 188 existing Junior Enlisted Member (JEM) Navy family housing units consisting of a minimum of 86 and a maximum of 114 units at Radford Terrace Housing area and 74 units at Hale Moku Housing area. The new work includes design and construction of a minimum of 160 (130 at Ford Island and 30 at Radford Terrace) and a maximum of 170 units of 1 and 2 story duplex and multiplex family living units with attached garage parking, covered lanais, entry porch, privacy fencing, and exterior storages. Units are to be designed to withstand wind and seismic loads and to be energy efficient. The overall building construction of the units are of slab on grade foundation, metal/wood framing with exterior siding and trims, concrete masonry column with exterior plaster system on preformed exterior columns, and interior gypsum board finish. Roofs are designed for the provision of engineered trusses or rafters providing gentle slopes with hip and gable roofs with overhangs. Technical evaluation factors are as follows: (1) Past Performance; (2) Qualifications/Experience; (3) Management Plan; (4) Small Business Subcontracting; and (5) Site and Building/Unit Design and Engineering.
