Description

REQUIREMENT: The US Government seeks to lease approximately 9,600 rentable square feet of office and related use space. Rentable square feet must yield approximately 8,570 ANSI/BOMA usable square feet, available for use by Tenant for personnel, furnishings, and equipment. Space must be on one level, contiguous and have a maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any interior wall and from each other, and must be no more than 2 feet square. LOCATION: The property must be located within or fronting the following boundaries: NORTH: James Campbell Blvd. N., to Highway 7, to Highway 31. EAST: Highway 31 starting at Double Branch Road to James Campbell Blvd. South (Include area fronting or bounded by Hwy 31, to east on 9th St, north on Woodland St, west on 6th Street to Hwy 31) . SOUTH: James Campbell Blvd. S. WEST: James Campbell Blvd. W. Properties must be outside of the 100-year flood plain. REQUIRED: All services, supplies, utilities, partitioning, and required tenant alterations are to be provided as part of the rental consideration. LEASE TERM/OCCUPANCY: Space is required by approximately March 1, 2003. The Lease term is ten (10) years, with the Government having cancellation rights after five years. AGENTS/OWNERS: Agents must provide documentation showing their authority to represent owner.
