Description

AMOUNT: Approximately 13,145 rentable square feet of office space, yielding at least 11,950 BOMA usable to a maximum of 12,548 BOMA usable square feet of office and related space. LOCATION: Space must be located outside of a flood plain, easily located from a major street or highway and fronting and or bounded within the following delineated areas: 1) North: West Roosevelt Avenue; South: West Oglethorpe BLVD.; West: North Monroe Street; East: Flint River. The Government will give first consideration to properties located within the Central Business District, as delineated above. However, if suitable competition can not be found within this area, the Government will look within the delineated area below to satisfy this requirement: 2) North: Liberty Expressway to N. Slappey Blvd. to Pine St. to W. Roosevelt Ave.; South: Gillionville Rd. to N. Slappey Blvd. to W. Ogelthorpe Blvd. to the Flint River; West: N. Westover Blvd. To Dawson Rd.; East: Flint River. REQUIRED: All services, supplies, utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. This includes availability of access to public transportation where applicable. TERM: Lease term will be for ten years with the Government having cancellation privileges in whole or in part at any time on or after the fifth year with 60 days advance written notice. OWNERS & AGENTS: Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
