- UNITED STATES GOVERNMENT Seeks Office and Related Space REQUIREMENT: The United States Government is seeking to lease approximately 4,888 BOMA rentable square feet of contiguous office and related space with nineteen (19) parking spaces (or per local code whichever is greater) in the City of San Diego. The rentable space must yield a minimum of 4,250 ANSI/BOMA usable square feet to a maximum of 4,460 ANSI/BOMA usable square feet for use by the Food and Drug Administration for personnel, furnishings, and equipment. The offered space should be located in a prime commercial office district with attractive, prestigious, professional surroundings, and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress, must be altered or constructed to meet the Government?s requirement, and must be fully serviced. ACCESSIBILITY REQUIREMENTS: Buildings to be newly constructed must fully meet the new construction requirements of ADAAG and UFAS. Where standards conflict, the more stringent shall apply. Offers for space in existing buildings will be evaluated for award based on level of compliance with ADAAG and UFAS. SEISMIC REQUIREMENTS: Buildings to be newly constructed must fully meet the current edition of the UBC. Offers for space in existing buildings will be evaluated for award based on level of compliance with current UBC as described in FEMA 310, "Handbook for the Seismic Evaluation of Buildings". LEASE TERMS: Ten (10) years firm. Space must be ready for occupancy no later than April 21, 2003 or sooner. LOCATION: Offered properties must be located within the following delineated area: West: Highway 5 North & North East: 805 Freeway East: 805 Freeway South: Highway 52. Expressions of Interest should include the following: 1. Building name and address 2. 1/8? scale drawing of the space(s) being offered 3. Full Service Gross rentable rate per square foot 4. Method of measurement used to determine rentable square feet 5. Common Area Factor(s) for available space by floor, if applicable.
