Description

REQUIREMENT: General Services Administration is interested in leasing approximately 7,000 net rentable square feet which will produce approximately 6,000 BOMA usable square feet with five reserved parking spaces for the U.S. Department of Treasury, Internal Revenue Service. LEASE TERM: 10 years, 5 years firm. UNIQUE REQUIREMENTS: Twenty-four (24) hour use of the building utilities is required. General space for employees, including handicapped parking, shall be provided according to code and zoning requirements and meet all City, State and Federal codes. If the building is not required under zoning codes to provide parking, public parking (street and/or lots) for taxpayers and employees shall be available within one (1) city block of the building. If parking is assigned as part of the rental consideration for employees, a list of all IRS personnel shall be provided to the building management for proper assignment. LOCATION: This space shall be within the North Central Area of San Antonio, or bordered on the following: The area shall within three (3) miles North of Loop 410, West of Highway 281 and East of IH-20. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address 2) Square footage offered 3) Method of Measurement used to determine rentable square feet. 4) Name, address, and telephone number of individual to be contacted 5) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations concerning the space to be leased with representatives of Federal Agencies other than the officers and employees of General Services Administration.
