Description

The General Services Administration desires to lease approximately 69,443 rentable square feet of office and related s pace. The rentable space must yield a minimum of 60,385 to a maximum of 63,404 BOMA usable square feet, to house the Drug En forcement Agency. Two-hundred fifty three (253) on-site, inside, secure parking spaces (with the ability to increase by anot her 20-30 during the course of the lease) for the exclusive use of the Government are required. For security purposes, for n ewly-constructed sites, the site must permit a minimum 100 foot set back from all public access roadways, public parking, or other structures. Existing buildings must meet other security measures, i.e., concrete barriers, fences, blast film, etc. Second floor space or higher only. The space must be located within the city limits of Phoenix, Arizona, within the follow ing street boundaries: North: Camelback South: railroad tracks East: Seventh Street West: Seventh Avenue The building offered must be of sound and substantial construction of the type generally recognized as a modern office-type building, must be altered to meet the Government?s requirements, tenant alterations are to be provided as part of the rental consideration, and must be fully serviced. Buildings that contain asbestos or PCB material(s) will not be considered. In ad dition, the building must also conform to the most current edition of the Uniform Building Code for Seismic Safety. Express ions of interest should include all of the following: 1) Building name and address; 2) Rentable square feet and rate per ren table square foot; 3) Method of Measurement used to determine rentable square feet; 4) Common Area Factor for available spac e by floor, if applicable; 5) Responses by other than owners or managers of a property must include written permission of t he owner to offer the space .
