Description

The Federal Government has a requirement to lease office space consisting of approximately 4,050 BOMA rentable square feet. The space must be contiguous on one floor. Rentable space must yield a minimum of 3,522 BOMA usable square feet to a maximum of 3,698 BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. Existing buildings or build-to-suit locations will be considered. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be the Social Security Administration. Such space shall be ready for occupancy no later than October 31, 2002. The government is seeking a lease term of 10 years with 5 years firm. Space offered must be located within the following delineated area: City Limits of Montrose, Colorado. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement. Amendment No. 1 Solicitation for Offers No. 01-19 Dated May 24, 2001 Solicitation for Offers No. 01-19 that solicits offers for 4,050 rentable square feet of office space in Montrose, Colorado is hereby revised as follows: Section 1.5 LEASE TERM ? delete paragraph in its entirety and replace with the following: ?The lease term is for ten (10) years, ten (10) year firm. All the terms and conditions contained herein shall prevail throughout the term of the lease.? Section 1.6 OFFER DUE DATE ? delete paragraph in its entirety and replace with the following: ?Offers are due by July 27, 2001 and shall remain open until award.?
