Description
The Request for Information is to lease space in existing office space, space under construction or planned office space to relocate the Agency headquarters of approximately 2300 employees. The criteria is as follows: An administrative facility, approximately 630,000 Square Feet (SF) of usable area of air conditioned (A/C) office space with private offices, open area workstations, light industrial printing and mail handling, special secure operations, with parking. One building is preferred but a multi-building complex may be acceptable. Facility shall be located in the metropolitan Washington, D. C. area, within a 10 mile radius of the Dept. of State office building at 23rd and D Streets, Washington, D.C. and in close proximity to Metro-rail. Preferred leasing areas are Ballston, Crystal City and Rosslyn locations but others will be considered. Building(s) must contain security systems or be able to accommodate security modifications that will permit achievement of Level 4, Department of Justice Security Standards. All responses will include the criteria as listed below. At minimum, responses will include: 1. Location, 2. Parking, 3. Public Transportation, 4. Accessibility to major routes of travel, 5. Ingress and egress 6. Square feet (SF) available based on BOMA standards (delineate usable, common area and rentable SF), 7. Heating, ventilation, air-conditioning (HVAC), provide description of system, 8. Lighting and ceiling heights, with restrictions, if any, 9. Electrical power and telephone distribution and backup power source (UPS). 10. Availability of roof areas for small antennas for paging and reception/ transmission of television signals, 11. Estimated cost per SF per year for 10 year term lease, 12. Size of floor plates to accommodate existing systems furniture standards 13. Ceiling heights and floor construction for concentrated loading for high density filing, 14. Date the building(s) will be available for occupancy, 15. Availability of daycare, physical fitness, and health facilities. 16. Landlords contributions to facilitate move. 17. Existing physical security components: i.e. cameras, card readers, guards, etc. 18. On site eating/dining accommodations.
