Description

THE General Services Administration (GSA) is seeking expressions of interest to lease approximately 25,800 BOMA usable square feet of office and related space to be used for personnel, furnishings, equipment, and storage. In addition, the offered site must provide at minimum of 3 acres of adjacent paved, fenced area to be used for parking of employee and visitor, boats, trailers, storage trailers and trucks. Also, a secured storage shed must be located within this area to store propane tanks and other potentially hazardous materials. SUBMISSIONS will be considered for stand-alone single tenant as well as multi-tenant facilities. The offered space must be located within the following boundaries within Marquette, Michigan: NORTH: LAKE SUPERIOR, EAST: KAWBAWGUM, ROAD SOUTH: COUNTY ROAD 480, WEST: M35SITES. SITES must be located in a prime (and zoned) commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and or tasteful rehabilitation in modern use. If existing buildings are offered, they must be of sound and substantial construction of the type generally recognized as a Class A or Class B-type office building. If new buildings are offered, they must be serviced by Marquette city sewer system, must not be on an existing EPA clean-up list or on the Michigan Priority List of Sites of Environmental Contamination, and must not be eligible for listing on the National Historic Register of Historical Places or be an archeological site. UNIQUE Requirements: All proposed properties, existing or new, must have adequate means of egress and ingress; must have adequate utility service; must fully meet the accessible requirements for new construction of the Americans with Disabilities Act (ADA) and the Uniform Federal Accessibility Standards (UFAS); must meet all fire and life safety requirements; must not be located in a flood plain; must not pose endangerment or threat to wildlife or vegetation; and must be altered or constructed to meet the Government's requirements; and must be fully serviced. Surrounding business activities that may contribute to soil contamination must be identified. OCCUPANCY is desired by December 1, 2002 for a lease term of fifteen (15) years, ten (10) years firm with the Government having cancellation privileges after 10 years. A market survey will be conducted to inspect sites offered for consideration, after which offerors will be advised of the evaluation criteria and their relative importance. BROKERS or agents may represent the prospective landlord but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
