Description

GSA has a requirement for 10,000 -- 12,000 square feet of = warehouse space to house Drug Enforcement Administration in the Corpus = Christi area. The delineated area is as follows: Agnes Street (to the = South), Hereford Road (to the west), Leopard Street (to the North), and = Baldwin Blvd. (to the East). Potential warehouses should be located = at least 1,000 feet from residences, schools, hospitals, nursing homes, = daycare centers, senior citizen centers, criminal defense attorney's = offices, and all other Federal, State and Local agencies whose = clientele have ties to criminal elements. In addition, the DEA site = specific program requirements include a loading dock, an area at the = dock for an eighteen wheeler and parking spaces for at least 10 = vehicles. Further more, the DEA will be retrofitting the new proposed = warehouse with an intrusion detection system, 24-hour air-conditioning, = separate office space area and shower area. DEA will utilize all or a = portion of the tenant improvement allowance (TI) of approximately = $80,000.00. The lease term of the new proposed warehouse shall be for = five years with a three-year firm term. In addition, negotiate an = overtime-utility rate, as this will be part of the lease.
