- UNITED STATES GOVERNMENT Is Interested In Leasing Office Space in The Greater San Juan, Puerto Rico metropolitan area Requirement: The General Services Administration is seeking expressions of interest in the leasing of approximately 60,500 rentable square feet of office and related space available for use by the tenant for personnel, furnishing and equipment. Rentable space must yield approximately 52,000 BOMA usable square feet. Secured, exclusive use parking for 220 vehicles, plus thirty (30) additional vehicle spaces to be made available to the Government over the lease term is required. The Government's preference is to lease an existing building to meet its occupancy requirement by the end of year 2001. However, offers to lease space in a building currently under construction will be given secondary consideration, and a building to be built to Government specifications will be given tertiary consideration as well as offers of vacant land for sale or long term lease. All proposals must meet the minimum of 100' set back on all side of the building from any public access parking, driveways, streets, or adjacent property lines, excluding right of ways. The 100' set back requirement applies to any offers for new construction as well. Location: The property must be located with the geographic area formed by the following boundaries. North: Expreso de Diego (PR# 22) to PR #26 (Expreso Baldorioty de Castro & Expreso Loiza) South: PR# 199(Ave Las Cumbres), continuing along PR# 846/850/848 to Intersection of PR #3 and PR #26 (Expreso de Loiza) East: Along Expreso Loiza (PR#26) and (PR #3) Avenida Reg.65th. de Infanteria West: At the Canal de Bayamon and connecting with PR #5 to PR #22. Lease Term: The initial lease term will be firm for 20 years plus one, five (5) year renewal option. Expressions Of Interest: Expressions of interest should be submitted in writing to the following address by COB May 31, 2001 and shall include: 1. The Building Name and Address. 2. Available or proposed rentable square feet, floor identification and rentable square feet per floor. 3. Asking rental rate per rentable square foot. Any other charges not included in rental rate. 4. Rentable/Usable Ratio. 5. Site plan, building floor plans and photograph. 6. Date space is available. 7. Number of secured parking spaces available. 8. Roster of tenants. Owners and Authorized Agents: Submissions by other than the owner or manager of a property must be accompanied by a letter from the owner granting permission to make a general offering of the space. Expressions of Interest already submitted in response to previous classified ads published need not respond.
