- The U. S. GOVERNMENT GENERAL SERVICES ADMINISTRATION LEASE EXTENSION CHARLOTTE, NC REFERENCE NO. LNC26113 Requirement: THE UNITED STATES GOVERNMENT presently occupies space at 210 E. Woodlawn Rd., 6 Woodlawn Green under a lease expiring on 6/30/01 in Charlotte, NC. The Government is planning to negotiate a three-year lease extension. However, the Government is conducting a market analysis related to the lease extension for appx. 26,097 usable square feet to obtain information on possible alternative space of equal or better quality. Rentable square feet must yield the above USF available for use by Tenant for personnel, furnishings and equipment. The Government may relocate if consideration of economic and other factors are supportive including all relocation costs. Location Space must be located within an area bounded by or fronting on the following streets: Beginning at the intersection of Woodlawn Rd. and Tryon St. Proceed on Woodlawn Rd. to South Blvd. Proceed on South Blvd. to Tyvola Rd. Proceed on Tyvola Rd. to Tryon St. Proceed on Tryon St. to Woodlawn Rd. to point of beginning. Space must be located outside of the flood plain area. Residential and Industrial areas unacceptable. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Required: All services, supplies, utilities and space alterations will be provided as part of rental consideration. 96 on-site parking spaces are required. Lease Terms: The Lease term is 3 years. Space must be available for occupancy June 30, 2001.
