Description

Govt. is interested in leasing approx. 101,800 rentable sq.ft. to yield 88,515 BOMA usable sq.ft. with an occupancy date of Nov. 5, 2001. Lease term 10 years, 5 years firm with cancellation notice of 90 days after firm term. Space must be located within the following area: An area bounded by Hwy 400 and Mt. Vernon Hwy., NE to Mt. Vernon Rd. to Dunwoody Club Dr to Winters Chapel Rd to Oakcliff Rd to Pleasantdale Rd to Chamblee-Tucker Rd to LaVista Rd. to Lawrenceville hwy toN. Druid Hills Tf yo LaVista Rd. to Cheshire Bridge/Lenox Rd to Peachtree Rd to Hwy 400 to Mr. Vernon Hwy. Unique Conditions: This project is 3 blocks of space: Block A: 66,517 USF and must be contiguous on adjacent floors: Block B 12,310 USF and must be contiguous on one floor: Block C 9,688 USF and must be contiguous on one floor. 3 blocks do not have to be collocated. Occupancy date of Nov. 5, 2001 is firm. Client cannot be subjected to a move between Jan and Jun -- November is the latest occupancy date to allow for installation of systems furniture, etc. Successful offeror must stay on schedule and meet deadline. Govt. will support time frames. No assigned parking is required however, 466 employee parking spaces are required within 300 feet of the facility and preferably on site with no additional increase in rental.
