Description
The National Institute on Aging, Gerontology Research Center (GRC) located at Johns Hopkins Bayview Medical Center has a requirement for removal and replacement of designated acoustical ceiling tiles. Included in this remediation area is the third floor bridge way corridor connecting the GRC building with the Johns Hopkins Bayview Medical Center B Building North. Currently the ceiling type installed in the GRC building is a drop ceiling, consisting of acoustical tile panels held together and aloft by a supporting metal ceiling grid framework. The object of this contract is the removal and replacement of all designed acoustic-ceiling tiles with approved Armstrong tile type 755B or equal while maintaining the existing metal ceil grid framework to provide support for new replacement tile panels. This contract shall be granted under conditions of contractors's "time and materials" such that the contractor fees for services for this project will be derived solely from costs derived from the procurement of approved ceiling tiles and polyethylene bags, the temporary procurement of a construction debris dumpster and all the labor costs associated with the removal and replacement of GRC building acoustic ceiling tiles. Contractor shall provide evidence of successful performance of this type of remediation in buildings of a similar size to the GRC including references. Prior to the removal and replacement of ceiling tiles, the contractor shall procure and present for approval a sample of the replacement ceiling tile panel to be used in the fulfillment of this contract. Contractor shall provide all materials necessary including approved Armstrong Tile Type 755B or equal, tear resistant polyethylene bags and services of roll-off construction debris dumpster. The GRC Building Maintenance Foreman will designate to the Contractor in writing exactly which ceiling tiles are to replaced and which ceiling tiles shall remain intact (approx. 44,000 square feet). Ceiling tiles shall be removed and replaced in such a manner that at no time during regular work hours of the GRC staff (8:00am-6:00pm, Monday through Friday) will there be exposed areas of the ceiling containing no ceiling tiles. Remediation work shall be coordinated in such a manner that whatever tiles are removed during a work session are to be replaced before the end of that same work session. Optimal times for the Contractor to perform the removal and replacement of these tiles will be Friday 6:00pm through Monday 6:00am or between the hours of 7:00pm and 6:00am, Monday through Friday. Included as part of every work session shall be the removal of any construction debris to an outside dumpster and the clean-up of all work sites in such a manner that by 6:00am, the hallways and corridors shall be free and clear of any materials. Located intermediately throughout the GRC building are ceiling tile panels containing thermal detectors (approximately 16 detectors per floor). The tiles immediately surrounding these detectors are not part of the designated remediation area and as such these tiles shall not be removed/replaced as part of this statement of work. However, the contractor shall be responsible to cut and modify replacement tiles to the proper size necessary to fit around existing thermal detectors and make use of existing metal ceiling grid framework. Contractor shall secure the services of a "slide-off" refuse dumpster to be located temporarily at the GRC loading dock for the sole purpose of collecting waste and debris associated with the removal of ceiling tiles. At the end of each work session, HEPA-filtered vacuums shall collect any remaining dust or residue. This dust/residue shall be placed into tear resistant polyethylene bags and disposed of as construction debris in the secured refuse dumpster.
