- REQUIREMENT: General Services Administration is interested in leasing office space consisting of approximately 20,152 square feet of rentable space. Rentable space must yield 17,523 to 17,078 BOMA usable square feet of office space available for personnel, furnishings, and equipment. The space will be occupied by Office of Hearings and Appeals (OHA). LEASE TERM: 10 years, 5 years firm UNIQUE REQUIREMENTS: Office and related space must be contiguous, and on one level without being split by a public corridor. Space should be highly visible and have easy access. The space should be no more than twice as long as it is wide. Parking for 107 vehicles is required. If onsite parking is not available, secure employee/visitor parking facilities must be available within 600 feet (or two blocks, whichever is less) of the office and must be within commercial rates. Regularly scheduled (throughout the day) public transportation must be available within 600 feet from the building entrance. LOCATION: Offered properties must be located within the Dallas Central Business District (CBD) with the following delineated area: North: Woodall Rodgers West: Interstate 35 South: Interstate 30 East: North Central Expressway Expressions of interest should include the following: 1) Building name and address 2) Rentable square feet and rate per rentable square foot 3) Method of measurement used to determine rentable square feet 4) Common Area Factor(s) for available space 5) Name, address, and telephone number of individual to be contacted and evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offeror enter into negotiations concerning the space to be leased with representatives of Federal Agencies other than the officers and employees of General Services
