trust resource transactions require the Secretary of Interior to obtain
fair market value for Tribes and individual Indian owners of trust and
restricted land and resources. To meet this requirement, an appraisal
is used to ensure that fair and just compensation is received by the
Indian landowner on real estate transactions. Real Estate Appraisers
are required to gather real estate data information from local and
state governments in the course of developing an appraisal report.
These real estate data are analyzed and incorporated into real estate
appraisal reports. Real Estate Appraiser research county court records
to gather information on real estate transactions. Since real estate
markets are not constant it is imperative for real estate appraisers
collect the most update real estate data. The Bureau of Indian Affairs
(BIA) Region Offices have jurisdiction over several states. Therefore,
the BIA requires access to county court records in these various
geographical areas. The BIA would like to contract with an on-line real
estate data provider capable of providing real estate data on a
national basis. The vender should have the means to electronically
collect and provide up to date real estate information from county
courthouses throughout the country. The system must have the electronic
capabilities to: Access County Assessor Maps; Access Neighborhood
Profiles; Access Automated Valuation Models; Enable State, County, and
Nationwide searches; Provide owner's address; Lot Size; Assessed
Values; Property Description. This is a Sources Sought notification. If
