Description: The National Park Service (NPS) requests proposals from
parties interested in leasing the Historic Hern Clipper Building,
located in Klondike Gold Rush National Historical Park, Skagway,
Alaska. The Hern-Clipper Building, part of the Mascot Saloon complex,
is located at 270 Broadway in the Skagway Historic District, one of the
prime retail locations in the state. The building is a two-story, wood
frame historic commercial structure which has 25 feet of store front
and approximately 790 square feet on each floor (excludes 90 square
feet in the mechanical room) for a total of 1580 square feet. It has
been restored and is in excellent condition (some finish work required
by leasee). The building may be leased for a period of 3-15 years,
though approximately 10 years is preferred. Food service and public
overnight accommodation uses are not compatible with the design of, and
preservation goals for, this building. Arcades, alcoholic beverage
service, tobacco products sold from vending machines,and entertainment
inappropriate for a family audience are also deemed unacceptable.
Proposals for such uses will not be considered. Minimum annual rent is
$44,616/year, payable monthly. Proposals must be received at National
Park Service, Alaska Regional Office, Attention: Coincessions
Division, 2525 Gambell street, Room 107, Anchorage, AK, 99503 not later
than 5:00pm local time February 21, 2000. A copy of the RFP may be
