This acquisition is for the maintenance and minor repair of accompanied military base housing units on Edwards AFB, California which was previously synopsized on 9 March 1999. Performance shall include maintenance and repair of 1,839 single, duplex, and four-plex accompanied family housing units, and 188 mobile home park lots. Services to be provided include street sweeping, garage doors and openers, maintenance, repair or replacement of interior/exterior of all military housing units, garages, family housing office and three maintenance facilities and storage yards; repair, replace, and maintain appliances; perform required asbestos and lead abatement; provide locksmith service and operate U-Fix-It store. Types of maintenance to be performed shall include change of occupancy maintenance, service calls, and recurring maintenance of installed equipment. Grounds maintenance includes, but may not be limited to, maintenance of lawns, shrubbery, and irrigation systems and shall apply to vacant units, housing facilities, playgrounds, common areas (estimated 28 acres of improved grounds and 150 acres of semi-improved grounds), and drainage ditches including fire breaks. Minor construction requirements include major painting, roofing, wood floor refinishing/replacement, wall covering repair/replacement, floor tiling, carpeting, plumbing, mason work, carpentry, electrical, concrete repair/replacement, asphalt repair/replacement, bathroom repair/replacement, and kitchen repair/replacement. The contract period will be for a total of seven years (basic period of 1 year, with six, one-year options). The anticipated start date will be 1 Oct 99. The contractor will be required to provide all labor, equipment, materials, and supervision for maintaining military housing. This acquisition is being advertised as an 8(a) set aside under the Small Business Administration's 8(a) Program. The SIC code is 8744 with a size standard of $20 million over the past three years.
