Requirements: 85,000 RSF of office space and 700 parking spaces.
Requirement: General Services Administration is interested in leasing
approximately 85,000 Rentable Square Feet of office space which will
produce approximately 77,255 ANSI/BOMA Usable Square Feet for Federal
Emergency Management Agency. 700 parking spaces are required on site.
Unique Requirement: Office and related space must be on contiguous
floors. The building must have a loading dock. The minimum acceptable
floor plate is 25,000 Usable Square Feet. A phased move-in may be
required with approximately 40,000 sf to be delivered in 2000, and the
balance to be delivered no later than April 2001. This shall be
determined during negotiations. Location/Delineated Area: The space
must be located within the city limits of Denton, Texas, or in an area
generally bound on the south side of the city by FM 407 and extending
three miles to the east of I35E and three miles to the west of I35,
and in an area extending 3 miles east or west of I35 northward to FM
1173. Section 2 of EO 13006 requires that in filling their space needs,
federal agencies give first consideration to locations in a
specifically prescribed hierarchy as follows: o Historic properties
within historic districts o Sites within historic districts (whether
developed or undeveloped) o Historic properties outside of historic
districts Lease Term: The space is required for up to 20 years with the
Government having the right to terminate the lease after 10 years of
occupancy. The lease terms are negotiable and must meet OMB scoring
rules as an operating lease. The NNN rent must be below prospectus

Expressions of Interest should include the following: Street Address
And Building Name, If Applicable, or Plat of Offered Property; Square
Footage Offered, As-is Rental Rate, Name, Address, And Phone Number Of
Individual To Be Contacted; Evidence Of Authority To Represent The
Owner. The must be submitted in writing no later than March 31, 1999.
A market survey will be scheduled for April 8-9, 1999. Owners and
