Construction Contract to have a contractor furnish all labor,
materials, and equipment necessary for the renovation of an existing
leased occupied building to bring it up to U. S. Postal Service
standards, as designed and documented in the drawings and
specifications for the Twin Cities Metro Hub, 3501 Broadway Street,
Minneapolis, Minnesota 55413-1778. The contractor shall provide all
permits, labor, material supplies, equipment, supervision necessary to
perform the following work consistence with contract documents: Rework
the North Parking Lot to accommodate new employee parking. Add
striping, bumper, fencing, traffic control devices, signage, and
lighting. Rework the Center Parking Area to provide adequate drainage
and make improvements to the lot. Add striping, bumpers, fencing,
including traffic control devices signage, and lighting. Rework the
South Customer Parking Lot to accommodate to new customers per the
layout. Add striping, bumpers, fencing, including traffic control
devices signage, and lighting. Provide New Employee Entrance with
turnstile and security devices. Make Interior Improvements including
demolition of certain spaces and features, construction of new masonry
and sheetrock walls, and new spaces as laid out on the drawings. The
Interior Work includes demolition of certain electrical and mechanical
systems and components and reconstruction or replacement with new
systems as defined on the drawings. Provide and install new sections of
Look Out Gallery System and Investigative Office to meet Inspection
Service requirements. Provide and install a new CCTV Security System,
with cameras and equipment to meet U. S. Postal Service specifications.
Provide and install a new CCTV Investigative System, with cameras and
equipment to meet U. S. Postal Service specifications. Provide a new
Sprinkler System. Provide and install bumper rails, bollards, column
and wall protection, as shown. Provide and install an Intercom and
Paging System. Provide and install new canopies over the North Dock,
the Employee Entrance, Carrier Loading Area, and Patio. The interior
work includes new framing, masonry, walls, ceiling, flooring, finishes,
lighting, wiring, power, universal wiring, sprinklers, telephone,
emergency lighting, doors and hardware, sealants, glazing, plumbing,
and cabinetry. Certain amount of roof penetration is necessary. The
contractor shall coordinate with the Lessor to avoid any impact to the
existing roof warranty. Provide certain amount of Landscaping. Provide
training, spare parts, warranty, Operation and Maintenance Manuals, and
As-Built Drawings. This is a leased building. The successful contractor
shall obtain and pay for all appropriate building permits, and shall
comply with all local codes and ordinances at the above postal
facility. The solicitation package contains two volumes of written
material and an 88 sheet set of drawings. The Issue date is January 5,
1999. The Due date is February 17, 1999. Performance Time is 210 days
from Notice to Proceed. The estimated Cost Range is $4,400,000 to
$5,000,000. A pre-proposal conference is scheduled at the facility for
January 28, 1999, 1:00 p.m. A walk-through will occur immediately
after the pre-proposal conference. Cost for plans and specification is
$150 per set for Priority Mail service (2 to 3 days) and $210 per set
for Express Mail service (next day). All charges are non-refundable.

received before 1:00 p.m., the plans and specs will be mailed that day
via two/three-day Priority Mail. If you desire to have them sent via
Express Mail, send additional $35 for each set. Check out the Internet

also be available for inspection at the following locations: (1) Plant
Manager, Minneapolis, MN 55413-1778; (2) Local Plan Rooms; and (3) F.W.
Dodge, Inc. This is a negotiated procurement; therefore, offers will
not be publicly opened, and no information concerning how many proposal
were received or from whom or their relative standing can be revealed
until after contract award which may take up to 90 days. The U. S.
