Felder (410) 997-6240 The Scope of Work is to complete design/engineering from 30% complete to 100% and to construct a new Main Post Office facility of approximately 21,500 square feet on a 3.3 acre site. The project includes a retail store, workroom, loading dock and equipment, support areas, and covered carrier parking. The building will be constructed using a steel frame, metal stud with brick veneer exterior walls, concrete slab on grade, four ply built-up roof system, formed aluminum panel system at building entry and standing seam metal roofs at open loading areas, metal stud and gypsum board interior partitions and acoustical ceilings. Complete plumbing, HVAC and electrical systems, two security camera systems, and fire protection systems as required by local code and USPS requirements. Also included in the development of the 3.3 acre site is parking for customers, employees, postal vehicles, loading dock maneuvering area, mail drop box area and complete landscaping, fencing, site walls and signage. Site development includes paying/obtaining all permits, review fees, tap connections and utility connections/development. As part of this solicitation, the USPS is furnishing certain preliminary drawings, surveys, and other items to describe the intent to the quality of the work required. The design and construction of the subject facility shall meet or exceed the level of quality indicated in these documents. As part of the work of this contract the design/build entity shall verify that any design based upon the furnished documents fully complies with applicable codes and ordinances. The floor and site plans issued are for design concept only. The Contractor is to provide a facility that meets the space and site requirements as shown on the contract drawings. The Retail Store/Public Lobby shown must be strictly followed. It is the responsibility of the design/build entity to design the new site/building to comply with all requirements herein. As part of the work, the desing/build entity shall fully design all architectural, mechanical, electrical and other required systems to result in a finished building designed and constructed in accordance with all applicable codes, ordinances and standards of the industry. Heating and cooling shall apply with current ASHRAE requirements as well as with local codes and ordinances. The estimated price range is between $2,000,000 and $3,000,000 with completion within 330 calendar days after receipt of the Notice to Proceed.
