The space is to be occupied Bureau of Indian Affairs and requires approximately 24,150 rentable square feet (rsf) of office and related space and 12 official vehicle spaces, 10 unsecured visitor and approximately 110 employee parking spaces to be negotiated. The rentable space must yield approximately 23,000 ANSI/BOMA usable square feet (usf) of office and related space for use by Tenant for personnel, furnishings and equipment. Unique Requirements: All services, supplies, utilities, and tenant improvements must be provided in consideration of rental to be paid. By occupancy, the leased space and building shall meet the requirements of ADA, the National Fire Act, and local fire codes. The site shall be inspected by the Government and/or its contractor to ascertain compliance with NEPA and other applicable regulations. Site must be located outside the 100 year floor plain. The offered space can be no higher than 2 stories if new construction. Any existing buildings must be able to provide the space on no more than 2 contiguous floors. Location: NEVA: NEED TO ADD DELINEATED AREA HERE. Offered properties should be in an office, research, technology or business park within the specified delineated area in the City of Muskogee that is modern in design with a campus-like atmosphere, or on an attractively landscaped site containing one or more modern mixed use buildings that are professional in appearance with surrounding development well-maintained and in consonance with a professional image. Space must be within 2 miles of several fast food restaurants and have public parking available onsite or within 3 blocks at no cost or low cost. Lease Term: The lease term shall be for 20 years. Expansion options and renewal options may be proposed. Firm term of the lease, termination and renewal options will be stated in the Solicitations for Offers which will be issued to those offerors whose buildings and/or sites are determined to be acceptable to the Government after the market survey. Occupancy: Occupancy date is negotiable, but no later than September 1999. Expressions of interest should include the following: 1. Building name and address; contact person with phone number. 2. Rentable square feet offered and rsf rent rate. 3. Method of measurement used to determine rentable square feet. 4. Common Area Factor(s) for available space by floor, if applicable. 5. RSF rate for "as-is" space and any standard TI's offered. Written responses are required no later than July 3,1998; verbal responses will not be considered.
