The existing roofing system is composed of a single ply membrane over tapered insulation. This roofing system shall be removed. The new roofing system is composed of lightweight concrete fill poured over stepped polystyrene insulation to create a minimum of 5/16" per foot to drain into existing drain locations. New drains will connect to existing leaders. The new roofing system is a two ply modified bitumen with new membrane flashing and edge metal flashing. The work includes patching of existing stucco and coating existing lead based paint on a concrete facia perimeter beam with an encapsulant coating. Existng roof ventilators will be removed while existing membrane flashing is removed and replaced. Ventilators will then be replaced. Ventilator curbs willl be built-up if required to keep the top of the curb a minimum of 10" above the finished poured lightweight concrete fill.
