Contractor to provide all personnel, equipment, tools, materials, transportation, supervision, parts, supplies, and items and services to perform the Operation, Maintenance and Repair of Chiller and Boiler Plants, Building 382, including the interconnecting utility tunnels and pipelines up to and including the first valve in the respective building mechanical rooms. Tasks include but are not limited to preparing and maintaining a written instruction/procedures manual including quality control plan; operating the chiller, boiler and water treatment plants; scheduling and conducting a preventive maintenance program for all equipment and external components including chillers, fuel oil tank, utility tunnels, interconnecting pipelines; preparing work plans and cost estimates; performing and documenting maintenance and repair work; interfacing with government agencies; establishing andmaintaining a purchasing system, maintaining all records and data; preparing reports and other miscellaneous activities to conduct complete operations of all equipment and facilities; and providing emergency service and disaster support. Possible period of contract will be from 1 Oct 98 through 30 Sep 99 with 4 option years. Potential sources need to express their interest in writing by 4 May 98. Sources shall include their business size and their experience, if any in operation, maintenance and repair of chillers and boiler plants. The SIC s 8744 with a standard size of $20 million.
