Affairs (VA) is announcing a development opportunity for an
Independent/Assisted Living Center/Alzheimer's Unit at the Alvin C.
York VA Medical Center (VAMC) in Murfreesboro, Tennessee. The
Departments goal in this public/private venture is to obtain a quality,
on-site, continuing care retirement community in which veterans and
their spouses can reside (although the center would be open to all
persons) in a managed care environment. The center would be located
within this beautiful 400+ acre medical complex in Rutherford County,
one of the fastest growing counties in Tennessee. -- The development
mechanism will be VA's unique, Enhanced-Use leasingprogram. Through
this development authority, VA can offer a nominal, long-term use of
VA's assets (up to 35 years) in order to accommodate the scope of the
project. The developer/operator will be required to finance, design,
construct and operate all site improvements in accordance with State of
Tennessee regulations and local building codes. In return for the
long-term use of the assets, the lessee will be required to provide
"fair consideration" to VA. Given the immediate proximity to the
medical Center, there is great potential for mutually beneficial and
shared service agreements. -- The VAMC Murfreesboro, Tennessee has
approximately 1,400 employees. The current staff comprises a complete
team of physicians, dentists, nurses, psychologists, physical
therapists, dieticians, pharmacists, occupational therapists, medical
technologists, and technicians, social workers and specialty
technicians as well as other ward and administrative personnel. In
addition to providing a complete range of inpatient hospital treatment,
the medical center operates an active outpatient clinic program with
the number of visits exceeding 60,000 in 1997. The ambulatory care
program offers clinics in internal medicine, cardiology,
gastroenterology, neurology, gynecology, surgery, podiatry, psychiatry
and urology. -- The Department's intent is to aggressively pursue the
immediate development of this proposal. If your organization is
