Project includes renovation and alteration of 28,200 SF dormitory, building 7232. The majority of the work is interior with exterior work primarily limited to utilities, sidewalks, and addition of an entrance canopy. Approximately half of dorm rooms shall be altered to more adequately accommodate classrooms and administrative space. Existing structure is three story building with structural masonry walls, structural concrete slab floors, shingled roof over wooden trusses and decking, and structural steel balconies at upper floors to provide exterior room entrances. Work includes, but is not necessarily limited to, demolition of: Frame and masonry walls (both load bearing and non-load bearing); HVAC system; Domestic plumbing, including both piping and fixtures; electrical system; and communications and Cable TV wiring. Work also includes installation of new: Walls; Structural steel framing; Entrance canopy (wood and steel framing, brick and EIFS exterior finishes, and fiberglass shingles); Interior finishes and casework; Chiller, boiler, piping, ductwork, and fan coil units for four pipe HVAC system; Domestic plumbing, including both piping and fixtures; Electrical lighting and power, including pad mounted transformer; Category 5 data cabling for communications and computer networking; and Cable TV wiring. The estimated construction cost range is between $1,000,000 and $5,000,000. The estimated construction time is 310 calendar days. This procurement is unrestricted and open to both large and small businesses. All requests for this solicitation must be made in writing. Bidders must state their business size in their request.
