The preferred area is bounded as follows: on the north by Route 5; on the east by Brockway Road; on the south by Lakeview Avenue; and on the west by Shortman Road aka Rte. 20. Space requirements are for either existing space of about 3,000 sf with 14 customer parking spaces, 14 employee spaces and 2 handicapped spaces, or for a new construction leased facility, about 3,000 sf on a site size of about 44,521 sf, with the same parking as above. The lease term is for a minimum of twenty years with four five-year options for new construction and ten years with four five-year options for existing or renovated space.
