Community and Family Support Center (USACFSC) NAF Contracting
Directorate is soliciting a qualified construction manager to be the
single source contract entity for providing a fixed price proposal
which assumes complete responsibility for the management and
construction of an expansion to Dragon Hill Lodge which is located in
Yongsan Army Garrison, Seoul, South Korea. Project encompasses
construction of a six (6) story 95 guest-room addition with an expanded
lobby and general purpose spaces, expansion of mechanical/electrical
building and systems including 100% standby power, a new south entrance
to the Lodge facility, and a 233 space bi-level parking garage. This
project shall be done using U.S. Building Codes and Standards, while
complying with the provisions of the Status of Forces Agreement (SOFA),
and implemented through subcontracts with Korean construction firms
helping to accomplish the actual construction work. The construction
managment constractor shall be a U.S. firm and havehad experience as a
General Construction Contractor, Construction Project Manager, and
have had a working or joint venture relationship with a Korean
construction contractor in accomplishing multi-million dollar similiar
type projects within the past 5 years. The magnitude of construction
is more than 10,000,000.00 dollars. Interested firms wishing to be
considered as a pre-qualified bidder shall submit their qualifications
and similar project experience on form AIA document A305 "Contractor
Qualification" along with the following information addressed
specifically to the above mentioned scope of work: 1. Experience,
qualifications, and professional registration/affiliation of individual
team members that will be assigned to this project. Address experience
of these on similar projects of similar scope for each of the team
members (i.e.: Project Director, Engineer, and Superintendent(s) or
other appropriate team members) 2. Describe and chart the
organizational/management structure proposed for this project including
roles of individual team members, for the proposing construction
manager, and each of the selected Korean subcontractors. 3. Team's
collective experience on similar projects (within the past 5 years)
including hotel additions, parking structures, mechanical/electrical
retrofits and experience with performing renovation while keeping an
exsiting hotel in operation. 4. Construction manager's experience with
work on military installations. 5. Construction Manager's description
of approach to the project and how they will do the work including,
project management, quality assurance program and owner communication
as to project schedule and construction progress. 6. Firm's safety
management program to include safety records over the past 5 years. The
