This project requires renovation of a dry pipe sprinkler system and
HVAC work in Building #463. Building #463 is a one story, office
structure composed of approximately 12,500 square feet. The work
includes providing a dry sprinkler system throughout the building. The
sprinkler system includes tapping into the existing main on the
opposite side of the two lane road in front of the building
(approximately a 200 foot length run). The work also requires the
contractor to demolish and dispose of the existing heating, ventilation
and air conditioning system. This includes the high temperature hot
water systems, converter, piping, radiators, air handling units,
condeensing units, and window air conditioning units. The work shall
require the contractor to provide a new HVAC system consisting of two
pipe fan coil units, gas fired boiler, air cooled chiller, 100% outdoor
air handling units, condensing units, and ductwork. Associated
electrical work to support the mechanical system shall be required.
This project includes the demolition and removal of asbestos insulation
on piping and equipment within the mechanical room and crawl space. The
floor tiles also contain asbestos and shall be abated at floor
penetrations only. During demolition the contractor shall be required
to remove, store and replace ceiling tiles, insulation and grid to
access the sprinkler system. The work requires special attention to the
scheduling and conduct of work in connection with existing operations.
The building will be occupied during construction. The contractor
shall coordinate with the building user the areas of work to be zoned
for construction. The contractor shall maintain normal office heating,
cooling, and dehumidifying as needed to accommodate personnel, and/or
equipment within all work spaces. The estimated cost range is between
$250,000.00 to $500,000.00. Contact Mr. Mike Klym, at (301)737-5553/4,
