Plan, programming, design development, and preliminary cost estimates
for remodeling existing Operating Suite of approximately 7,000 sq. ft.
O.R. Suite includes work rooms, storage areas and operating rooms. The
A/E will develop a master plan, complete architectural program and
design development documents for the entire suite. This master plan
shall allow 3 to 4 separate construction projects to accomplish the
remodeling plan. The Government shall make the decision(s) to proceed
with development of construction documents and construction services
for one or more construction phase(s) at a future date(s). The
operating rooms should have their areas increased as far as it is
practical and should be provided with additional utilities for the
latest equipment to provide flexible, up to date, state of the art
operating rooms to meet all current codes, technologies and recommended
standards. Consideration should be given to the fact that the O.R.
suite will be in use during the construction periods. The A/E phasing
plan shall allow the majority of the O.R. Suite and support areas to be
functional during construction. The A/E selection criteria in
descending order of importance are: 1) professional qualifications
necessary for satisfactory performance of required service, 2)
specialized experience and technical competence of staff to be assigned
in health care design, 3) recent performance on contracts with
government agencies and private industry involving operating room
design and remodeling, 4) capacity to accomplish the work in the
required time, 5) cost control effectiveness, 6) location in the
general geographical area of the project, 7) demonstrated success in
prescribing the use of recovered materials and achieving waste
reduction and energy efficiency in facility design, 8) Professional
awards received for completed work. Submit two (2) copies of SF 254 and
SF 255 with appropriate data. This is not a Request for Proposal. No
