The preferred area is bounded as follows: on the north by Railroad Avenue; on teh east by Pount Road; on the south by Pearsall Road; and on the west by Tuckahoe Road. Space requirements are for either existing space of about 5,700 sf with 25 customer parking spaces, 22 employee spaces and 2 handicap spaces or, for a new construction leased facility, about 5,700 sf on a site size of about 81,300 sf, with parking as stated above. The lease term is for a minimum of twenty years with four five-year renewal options for new construction and 10 years with four five-year renewal options for existing or renovated space. Proposals will be received through February 21, 1997 and must be submitted by principals only on specified forms and in accordance with the official advertisement for space.
