The US Postal Service is soliciting offers for existing space or construction of a building for a new leased Main Post Office of 3,100 net interior square feet on a site to be controlled by the offeror of approximately 30,000 square feet, within the following preferred area: North: Hemlock-Douglas; South: First St; East: White Alice Rd; West: Hill Ave. Offerors will be required to show adequate control or ownership of any space offered. Upon being awarded a contract for construction of a new facility, lessor will be required to acquire the site, construct the specified building and lease it to the US Postal Service for the agreed upon rental for a firm period of 20 years with two firm five-year renewal options. Existing space may be offered as is, or with improvements to USPS specifications, for the agreed upon rental for a firm period of 20 years, with two firm five-year renewal options. Any award made under this solicitation will be made to the responsible offeror whose proposal is complete and includes a site acceptable to the US Postal Service, whose proposal for the cost, location, lease terms, overall project economics, operational benefits, past job performance and other factors is most advantageous to the Postal Service.
