SYNOPSIS: Work Description: The project will include the following: (Approx. quantities) The project consists of two construction parts: Part A) Alteration of Dining Facility/Safety Upgrade, with a completion date of 335 days after notice to proceed. Construction to take place in the 1997 fiscal year. Part B) Addition To Dining Facility, with a completion date of 270 days, following the completion of Part A, with construction to take place in the 1998 fiscal year. The project is located within the secured fenced area at Falcon, AFB, CO. The existing facility is approximately 9,900 square feet. The exterior shell of the existing facility is pre-cast, concrete wall panels, curtain wall glazing, and built-up roofing. The existing facility operates 24-hrs a day/7 days a week. The project will require phasing of the work to maintain the facilities operation. Both projects will be connecting into the facilities existing fire sprinkler system. Mechanical and electrical systems will be connecting into or upgrading the existing facility systems. There is no lead or asbestos concerns with the existing facility. All utilities are located within a short distance of the facility. Part A) The Alteration of Dining Facility/Safety Upgrade consists of total demolition and upgrading of the existing kitchen/support spaces in the Dining Facility. The new kitchen will reduce the number of square feet in the dining area portion of the facility. The work includes the construction of a new loading area with canopy and screen walls. The screen walls are constructed of pre-cast concrete panels to match the existing facility. The kitchen will require new interior finishes and commercial kitchen equipment to serve approx. 1,100 meals per lunch. The basement area will also be renovated and some of the kitchen functions will be relocated in the basement. An existing freight elevator will require minor alterations. The basement will also be provided with a new emergency egress stair tower located at the new loading dock. The project will include minor site work with some paving and sidewalks. As part of the construction contract, the contractor will provide temporary kitchen /supply trailers with temporary kitchen equipment and temporary enclosed access/egress structures between the kitchen trailer and existing dining area. The addition to construct the loading dock area and stair tower is approximately 1,000 SF. Part B) Addition To Dining Facility project consists of a 1,400 square foot addition to the dining room portion of the facility. The addition will require new and relocated precast concrete panels, curtain wall glazing, and built up roofing to match the existing facility. The sanitary sewer will require the addition of a lift station as part of the project. The site work include concrete side walks and handicap pad ramps. The interior of the addition will match the existing dining room space. Estimated Total Construction Cost: Between $2,500,000 and $5,000,000. Project Completion and Miscellaneous Requirements: Contractor's Quality Control will be a requirement in this contract. The Contractor will be required to commence work within 10 days after notice to proceed and complete the work within the time stated above. Provisions will be included for liquidated damages in case of failure to complete the work in the time allowed. Performance and payment bonds will be required.
