The United States Postal Service seeks proposals to lease existing space, space to be modified or facility to be constructed in the town of Gates or Rochester, NY. The preferred area is bounded as follows: on the north by Emerson St/Gates-Greece Town Line; on the east by Dewey Rd/Broad St; on the south by Route 490/Route 531; and on the west by Manitou Rd. Space requirements are for either existing space of about 17,000 sf with 22 customer parking spaces, 70 employee spaces and 2 handicap spaces or, for a new construction leased facility, about 17,000 sf on a site size of about 81,300 sf, with 70 spaces for employee parking, 22 spaces for customer parking and 2 spaces for the handicapped. The lease term is for a minimum of 15 years with four five-year renewal options for new construction and 10 years with four five-year options for existing or renovated space.
