U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Ohio City: Cleveland Delineated Area: North: Route 2 / turning to Hwy 20 / Clifton Blvd then South on W Clifton Blvd to Sloan Ave to Route 20 / 113 / Center Ridge Rd West: Go South to Dover Center Rd, take Buternut Ridge Rd to Fitch Rd South: W Bagley Rd / Bagley Rd becomes W Pleasant Valley Rd / Pleasant Valley Rd / E Pleasant Valley Rd / Alexander Rd East: I-90 south to I-77, I-77 south to Broadway Ave., Broadway Ave east to Miles Ave., Miles Ave. east to Lee Rd., Lee Rd. south to Rt 17. Rt 17 west to Turney Rd, Turney Rd south to Dunham Rd. Dunham Rd south to Alexander Rd. MAP ATTACHED TO POSTING Minimum Sq. Ft. (ABOA): 52,688 Maximum Sq. Ft. (ABOA): 55,322 Space Type: Office and Related Space Parking Spaces (Total): 54 Parking Spaces (Reserved): 15 secure, structured parking spaces must be designated for Government use only. Full Term: 180 months Firm Term: 156 months Additional Requirements: - Single Occupant - Standalone building is required. - 24/7 access by USCIS staff to offered space and parking is required. - Contiguous space is required. - Minimum floor size of 10,492 SF. - Public-facing functions (including lobby screening) must be on the ground floor of the building. - Two entrances are required on the first floor, one for visitors and one for Government Employees. - 20� building setback is required. - Cannot be located near other public-facing Government agencies. - Loading Dock is required. - For effective space utilization, a minimum of 12�-0� o.c. between structural elements (columns, core, curtain wall, etc.) is required. - General office space must have a ceiling height of a minimum 9�-0� AFF. - Public entry/security screening room must have a minimum ceiling height of 12�-0� AFF. - Computer Training/Naturalization Room, must have a minimum ceiling height 10�-0�� AFF. - Space shall be located in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; and if not new or recent construction, the Building must have undergone by occupancy, modernization, or adaptive reuse for office space with modern conveniences. The Building must be compatible with its surroundings. Overall, the Building must project a professional and aesthetically pleasing appearance including an attractive front and entrance way. The space shall be within an appropriately zoned district, i.e. Central Business District, Business Park, Commercial, or Office. Buildings located within any type of Manufacturing, Industrial, Warehouse, Retail or similar zones will not be accepted. - Space shall be BOMA Class �A� or Class �B� Office space with no exceptions (See General Notes for definitions). - Space shall be located within a � walkable milepublic transportation with one or more bus stopscombination of bus and train stops. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
