Presolicitation Notice/Advertisement GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Nevada City: Las Vegas Delineated Area: North: East on W Grand Teton Dr, South on N Aliante Pkwy, East on Clark County Rd 215 to I-15 East: I-15 to N Lamb Blvd to Las Vegas Blvd N to S Nellis Blvd South: 159 to Clark County Rd 215 West West: I-215 to N Shaumber Rd to W Grand Teton Dr Minimum Sq. Ft. (ABOA): 17,633 Maximum Sq. Ft. (ABOA): 19,396 Space Type: Office Parking Spaces (Total): 3 unsecured, reserved Full Term: 180 months Firm Term: 120 months Additional Requirements: Offered Space: 17,633 ABOA SF, of which 9,241 ABOA SF will be public-facing and must be contiguous Shall not be located immediately adjacent to railroad tracks Shall not be located adjacent to industrial or manufacturing zones or complexes Route from primary or secondary street shall be direct and within � mile of the building. Sites located on high-traffic roadway or multi-lane thoroughfare must have traffic signals within two blocks. Sites which are located directly on or near a roadway which presents a hazard will not be considered Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainabilitystandards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as 100-year floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
