- This serves as notice that the United States Government has accepted an offer to lease 22,600 rentable square feet of space yielding 19,200 ANSI/BOMA office area square feet as a New Lease acquisition for a Department of Veterans Affairs CBOC located at Parcel 270138174, NW Corner of Diers Pkwy and Elkhorn Dr, Fremont, NE 68025. The leased premises will include 144 surface parking spaces. The lease has been awarded to HIGHLANDS ENTERPRISES LLC in Overland Park, KS. Tenant Improvements and FSL II BSAC have been included in the amount of $6,177,000.00 to be paid lump sum upon buildout completion and acceptance of space. Rent Commencement is TBD and to be paid at a Fully Serviced annual rent of $1,285,600.00 (Year 1) with shell rent increases every 10 years and yearly operating cost increases. The lease terms are set at 20 years, 10 years firm. VA may terminate this lease after the firm term with 90 days� written notice to the Lessor.
