Description
Provide all material and labor required to upgrade central chiller plant and DDC controls in Building 5A of the Long Beach VA campus, to comply with the latest codes and VA standards. All construction shall be performed in accordance with drawings and specifications provided by the VA. This project intends to replace the existing chillers, upgrade/refurbish existing cooling towers, upgrade/replace the primary and secondary chilled water pumps, condenser water pumps, related piping and controls, pressure differential Delta P valves in main chilled water lines entering each of the buildings and interface with existing Johnson Controls Metasys System. SOW includes but is not limited to:1. Civil-Site demolition includes removing existing concrete mow curb, cobbles and concrete pavement, gravel ground cover, irrigation, and sod.-New concrete sidewalk-One existing manhole will need to be raised to the new finished grade. A new pre-cast concrete manhole ring will be provided and installed by the contractor2. Structural-One of the new chillers shall be supported on the existing concrete pad, and for the other a new concrete foundation shall be provided. The chillers are connected to the concrete pad expansion anchors. The new air separator tank and expansion tank are supported and anchored to a new concrete pad. Equipment pumps are supported and anchored to concrete pads.-Electrical equipment shall be supported and anchored on new concrete pads mounted on the existing slab on grade-New piping is hung from the existing roof structure and supported on steel pipe supports as required3. Cooling Towers and Condenser Water Piping-Each of the existing four cell cooling towers (1100 ton per cell) shall be refurbished, including thermal upgrade to improve their performance-Install one new, factory built, packaged cooling tower with water filtration system and sweeper piping, condenser water pump, new piping and piping accessories-For existing 4-cell cooling towers, install four condenser water pumps-each 3.75 GPM at 125 feet head, 150 HP-For new cooling tower, install one condenser water pump- 3,750 GPM at 90 feet head, 125 HP-Remove two existing water filtration systems and replace with new four water filtration systems with sweeper piping to each cooling tower cell-All new piping and piping appurtenances to the new chillers, cooling towers and pumps shall include motorized valves, strainers, check valves, isolation valves, balancing valves, gauges and accessories4. Chillers and Chilled Water Piping System-Replace existing 1100-ton chiller with new 1250-ton chiller-Provide one, new 1250-ton chiller-For two new chillers, install two, primary chilled water pumps-each 3000 GPM at 50 feet head, 50 HP, One, secondary chilled water pump-3000 GPM at 180 feet head, 200 HP. Provide primary and secondary chilled water pumps with variable frequency drive (VFD) for the two new chillers-Provide pressure differential (Delta P) valves on the chiller water mains entering each building served by the Central Plant5. Chiller Room Refrigeration Leak Detection Monitoring System-Remove existing refrigerant leak detection and monitoring system and replace with code compliant system with alarms and emergency Chiller Room Ventilation System6. Chiller Room HVAC System-Replace existing exhaust fan with new Chiller Room Ventilation Fan of 7500/11.500 cubic feet per min (CFM) with VFD to meet the air flow of normal/emergency ventilation7. Plumbing-Install cold-water isolation valve for each cooling tower supply8. Electrical and Low Voltage-Provide electrical power and low voltage system to all mechanical and plumbing equipment-New conduit and wiring shall be routed from the new cooling towers to the motor control center ?MCC? located inside the substation. The control requirements shall be powered from the existing 120/208V panel located inside the substation building9. Phasing-The project will be phased to minimize disruption to patient care.-Intent will be to work on two cells at a time to minimize downtime-Complete shut-down of the Chiller Plant shall be required to install the new 30? main condenser supply and return header10. Provide Commissioning
