- General Services Administration (GSA) seeks to lease the following space: State: New York City: Forest Hills, Queens Delineated Area: North: 64th Road East: Grand Central Parkway South: 78th Crescent to Union Turnpike West: Austin Street Minimum Sq. Ft. (ABOA): 2,423 Maximum Sq. Ft. (ABOA): 2,550 Space Type: Office Parking Spaces (Total): Two (2) Parking Spaces (Surface): Two (2) Parking Spaces (Structured): Zero (0) Parking Spaces (Reserved): Two (2) Full Term: 10 Years (120 Months) Firm Term: 5 Years (60 Months) Option Term: N/A Additional Requirements: The Government shall have access to the premises 24 hours a day, 7 days a week. Space must be contiguous on one floor. Two (2) reserved parking spaces on-site preferred. If on-site is not available, building entrance must be within a walkable half mile (0.5) distance from a 24/7 access parking facility. Space to be located within a walkable 1.1 miles from a train station, but not immediately adjacent to an elevated or outside train line, with a minimum setback of 350 ft. from an elevated or outside train line. Cooling for the IT closet may be provided by airflow via air intake vent and louvers on the door. Agency is assigned a Facility Security Requirements Level II. The Government requires a fully serviced lease. All services, janitorial supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet or be capable of meeting Government requirements for Security, Fire and Life Safety and Handicapped Accessibility, Architectural Barriers Act Accessibility Standards (ABAAS). Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. At this time, the Government is only considering existing buildings, and will not consider new construction options. Subleases are not acceptable. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
