U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Austin Delineated Area: North: Southwest Parkway; South: W. Slaughter LN; East: Brodie LN; West: W. William Cannor Dr to Escarpment BLVD. Minimum Sq. Ft. (ABOA): 5,888 ABOA SF Maximum Sq. Ft. (ABOA): 6,500 ABOA SF Space Type: Office Parking Spaces (Total): 34 Parking Spaces (Surface): 34 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 Years Firm Term: 13 Years Option Term: N/A Additional Requirements: � Ground Level Required � Contiguous Space � Access to General/Public Parking within � mile of safe walking distance to the building entrance. Safe walking distance is defined as walkable/wheelchair accessible path, where sidewalks and appropriate crosswalks and cross signals are present. Parking must meet current local code requirements. � ABAAS parking shall not be further than 200 feet from the edge of the parking space to the building entrance. � Lighting for on-site parking shall include surround, entrance and walkway lighting with a minimum of 5ft-candles for entrances, 3ft-candles for surrounds, and 1ft-candles for exterior parking areas. � In cities with public transportation, the service must be at regularly scheduled times during the entire workday and within 600 feet (or two blocks, whichever is less) from the building entrance for the commuting needs of the visiting public. The route from the bus stop to the building entrance shall be accessible for the mobility impaired. � Minimum ceiling height of 10 feet from floor to the lowest obstruction. � Additional Requirements attached. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). � The space will be occupied by a customer-facing agency. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
