South � West Alameda Pkwy. to Colorado 470. West � C470 to 6th Ave. Fwy. to Ulysses St. to Mt Vernon Rd. to S Golden Rd. to Research Rd. to Denver W Pkwy. to W 20th Ave. to Eldridge St. to W 32nd Ave. Minimum Sq. Ft. (ABOA): 12,350 Maximum Sq. Ft. (ABOA): 13,585 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 180 months Firm Term: 120 months Option Term: N/A Additional Requirements: Space must be contiguous. Oddly shaped or space considered inefficient by the government will not be acceptable. Offered space shall be serviced by sidewalks and street lighting maintained by the city. Sites which are located directly on a highway or six-lane thoroughfare shall not be considered if the office is not immediately accessible from both directions of traffic, and traffic devices are not located to control left turning traffic. Space offered shall be located within the equivalent of � mile from a primary or secondary street. The route of travel from the primary or secondary street shall be direct. Locations that have obscure or difficult access, as judged by the government, shall not be considered. Offered space shall be located within � mile of public transportation and within one mile of restaurants and shopping. Office space shall not be located within � mile of bars, nightclubs, marijuana dispensaries, vape shops, liquor stores, dry cleaners, beauty salons, bingo parlors or other businesses that produce large fluctuations in traffic or smells detectable within the office space. Buildings containing warehouse, residential or manufacturing facilities or buildings located in or near industrial or manufacturing zones or complexes shall not be acceptable. Signage 500 feet before the office and a slowdown lane are required for off highway entrances. If the entrance to the office is not from a main thoroughfare, directional signage (street signs, monument, etc.) to the office shall be required. No part of the space offered may be below grade. Space containing interior ramps or steps shall not be considered. If space other than the first floor is offered, two elevators are required. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
