- General Services Administration (GSA) seeks to lease the following space: State: Montana City: Missoula Delineated Area: City Limits of Missoula Minimum Sq. Ft. (ABOA): 7,300 Maximum Sq. Ft. (ABOA): 7,300 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 years Firm Term: 10 years Option Term: One 5-year option Additional Requirements: a) Locations offered shall be in areas zoned as Commercial/Business Occupancy only. b) Oddly shaped or space considered considered inefficient by the Government will not be acceptable. c) Offered space shall be serviced by sidewalks and street lighting maintained by the city. d) Sites which are located directly on a highway or six-lane thoroughfare shall not be considered if the office is not immediately accessible from both directions of traffic, and if traffic devices are not located to control left turning traffic. e) The public entrance to the offered space shall be located within the equivalent of 1,320 walkable linear feet from a primary or secondary street. f) The route of travel from the primary or secondary street shall be direct. Locations that have obscure or difficult access, as judged by the Government, shall not be considered. g) Offered space shall be located within 1,320 walkable linear feet of public transportation and within one mile of restaurants and shopping. h) Office space shall not be located near bars, nightclubs, liquor stores, dry cleaners, beauty salons, bingo parlors or other business that produce large fluctuations in traffic or smells detectable within the office space. i) Offered space shall not be co-located with medical facilities. j) Buildings containing warehouse, residential or manufacturing facilities or buildings located in or near industrial or manufacturing zones or complexes shall not be acceptable. k) Offered space may not be below grade. l) A minimum of 25 on-site, street, or commercial pay parking, with rates at or below the average of the city, and/or on-site parking shall be available within � mile of the proposed space. m) The building parking-to-square-foot ratio available on-site shall meet current local code requirements, or in the absence of local code requirements, on-site parking shall be available at a ratio of at least three (3) spaces for every 1000 rentable square feet of building rentable space. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Missoula, MT that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
