4MN0227 U.S. GOVERNMENT - NOTICE OF INTENT TO NEGOTIATE SUCCEEDING LEASE The U.S. Government currently occupies office and related space in a building under a lease in Minneapolis, MN that will be expiring 9/30/27. The Government will consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure. General Services Administration (GSA) seeks to lease the following space: State: Minnesota City: Minneapolis Delineated Area: N: 8th Avenue/N River Parkway E: I-35W S: I-35W/Franklin Ave W: I-94 (W) Minimum Sq. Ft. (ABOA): 7,083 ABOA SF broken out as follows: Block no. 1: 5,360 ABOA SF of contiguous space Block no. 2: 1,723 ABOA SF of contiguous space *Block 1 and 2 must be adjacent to one another as both Government agencies work closely with one another. Maximum Sq. Ft. (ABOA): 7,456 ABOA SF broken out as follows: Block no. 1: 5,642 ABOA SF of contiguous space Block no. 2: 1,814 ABOA SF of contiguous space *Block 1 and 2 must be adjacent to one another as both Government Agencies work closely with one another. Space Type: office space Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 years Firm Term: 5 years Option Term: 5 years Additional Requirements: Agency cannot be located in or adjacent to a building that houses: - public facing law enforcement agencies -criminal courts -bail bond agents - buildings where clients will encounter prisoners or parolees -Homeless outreach agencies or services (including, but not limited to, needle exchange locations, soup kitchens, counseling centers) -public facing social welfare agencies -public facing Social Security Administration -public facing Internal Revenue Service (IRS) office -public facing VA offices Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). Expressions of interest must be received in writing no later than February 10, 2025, at 4:00 PM CST, and must include the following information at a minimum: 1) Building name and address 2) Location of space in the building and date of availability 3) ANSI/BOMA Office Area (ABOA) square feet offered AND Rentable square feet offered 4) Name, address, telephone number, and email address of authorized contact 5) All interested parties must either submit evidence of ownership or written authorization to represent the owner(s).
