State: Kentucky City: Lexington Delineated Area: North: Versailles Road to West New Circle Road East: East New Circle Road South: New Circle Road to Clay Mill Road West: Man O� War Boulevard Minimum Sq. Ft. (ABOA): 32,158 Maximum Sq. Ft. (ABOA): 33,768 Space Type: Office Parking Spaces (Total): 87 Parking Spaces (Structured or Surface): 60 Parking Spaces (Reserved): 27 Full Term: 15 Years Firm Term: 10 Years Additional Requirements: Offered space must be on no more than three floors. If offered space is on more than one floor, then each block of space must be contiguous on the floor and measure no less than 8,500 ABOA SF. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). The U.S. Government currently occupies office and related space in a building under a lease in Lexington, KY, that will be expiring. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole-source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. In the event that a potentially acceptable offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government�s requirements. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). Contact information and email address of offeror�s representative; 3. Floor plan depicting the available ABOA SF and rentable square feet, identifying the specific floors and square footage on each, with common area factor; 4. Asking full-service rate per ABOA and RSF inclusive of a standard GSA warm-lit shell, and a tenant improvement allowance of $53.65 per ABOA SF; 5. Operating costs per ABOA SF and RSF included in the full-service rates; 6. A description of additional tenant concessions offered, if any; 7. Date building will be ready for commencement of tenant improvements; 8. Evidence that the offered space will meet other specific requirements identified herein; and Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.
