- State: Maryland City: Baltimore Delineated Area: Starting at the intersection of S. Howard Street and W. Baltimore St. Go East on Baltimore St to E. Light Street. South on E. Light Street. until S. Conway Street. West on S. Conway Street until S. Howard Street. North on S. Howard Street until W. Baltimore Street. Minimum Sq. Ft. (ABOA): 39,540 Maximum Sq. Ft. (ABOA): 41,200 Space Type: Office Full Term: 10 years Firm Term: 8 years Additional Requirements: Offered space shall be located on a maximum of four floors. If the requirement will be met by offering space on four floors, the smallest block of space offered on any one floor cannot be less than 3,500 square feet. At least 35,540 ABOA SF must be contiguous on three consecutive floors. Any remaining space to� meet the ABOA SF requirements must be� contiguous on one floor. All space must be on the 3rd floor or higher. There must be parking available on-site. Offered space must be served by elevators that have the capability to be �locked down� to provide direct, uninterrupted access to the floors housing the Government office. Offered space cannot be located in a building that houses, residential units, a daycare, or school. Agency cannot collocate in a building with Federal Public Defender, US Attorneys or other law enforcement entities. With the discretion of the LCO, a test-fit may be required to determine efficiency of space layout. Offered buildings/properties are subject to a risk/vulnerability assessment and, if deemed unacceptable as a result, the building shall not be considered. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year floodplain�). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ). The U.S. Government currently occupies office and related space in a building under a lease in Baltimore, Maryland that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
