- ��� ��� Presolicitation Notice/Advertisement ������������ GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: SC City: Myrtle Beach Delineated Area: Starting at the intersection Highway 90 and Highway 501 Business. Travel east on Highway 90 to Wampee Rd. Continue east on Wampee Rd to Highway 9 E. Go south on Highway 9 E to Highway 17. Travel west on Highway 17 to Jimmy D Angelo Way. Go south on Jimmy D Angelo Way to N. Ocean Blvd. Proceed west on N. Ocean Blvd to S. Ocean Blvd. Continue west on S. Ocean Blvd to Highway 17. Proceed west on Highway 17 to Highway 707. Travel north on Highway 707 to Carolina Bays Pkwy. Continue north on Carolina Bays Pkwy to Highway 544. Proceed north on Highway 544 to Highway 501 Business. Continue north on Highway 501 Business to the intersection of Highway 90 and Highway 501 Business. Required Sq. Ft. (ABOA): 4,668 Space Type: Office Parking Spaces (Total): 2 On-site Reserved Parking Spaces Full Term: 10 Years Firm Term: 7 Years Additional Requirements: General Building/Space Condition Space shall be located in a modern quality building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer.� If not a new building, the space offered shall be in a building that has undergone, or will be complete by occupancy, modernization or adaptive reuse for the space with modern conveniences. Space should allow for an efficient layout and office workflow. Space must provide maximum flexibility for systems furniture placement with few or no columns or other building or architectural obstructions. Space should have few curves or major offsets and must have large open areas to allow maximum design flexibility. Architectural features should not cause an inefficient use of space. ABOA SF does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. Contiguous space on a single floor or adjoining floors (including stacked space) is required. Security Standard Level II and ALL security requirements and approvals are to be determined by GSA. A fully serviced lease is required. Normal Hours of Operation: 6:00 AM � 6:00 PM M-F; offered space must be accessible 24/7. � This requirement will house a federal law enforcement office where employees can or have the potential to�� carry weapons, weapons will be stored on-site, and individuals may be temporarily detained and/or ���� questioned. Not all minimum requirements are reflected in this advertisement. Offered space must meet all Government requirements contained in the RLP/Lease to be issued, including, but not limited to, the Agency Specific Requirements and Facility Security Level II requirements by the occupancy date per the terms of the Lease. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual chance/0.2-percent-annual chance floodplain (formerly referred to as �100-year�/�500-Year� floodplain).
