- General Services Administration (GSA) seeks to lease the following space: State:��New York City:��Astoria Delineated Area: North: Crescent Street and Ditmars Boulevard to 49th Street East: 49th Street to Northern Boulevard South: Northern Boulevard to Jackson Avenue, SW to 23rd Street, NE to Queens Plaza N, and SE to Crescent Street West: Crescent Street to Ditmars Boulevard Minimum Sq. Ft. (ABOA):� 2,423 Maximum Sq. Ft. (ABOA):� 2,550 Space Type:��Office Parking Spaces (Total):��Two (2) Parking Spaces (Surface):��Two (2) Parking Spaces (Structured):��Zero (0) Parking Spaces (Reserved):��Two (2) Full Term:��10 Years (120 Months) Firm Term:��5 Years (60 Months) Option Term:��N/A Additional Requirements: The Government shall have access to the premises 24 hours a day, 7 days a week. Space must be contiguous on one floor. Two (2) reserved parking spaces on-site preferred. If on-site is not available, building entrance must be within a walkable half mile (0.5) distance from a 24/7 access parking facility. Building entrance is required to be within a walkable half mile (0.5) distance of a public train stop entrance. Cooling for the IT closet may be provided by airflow via air intake vent and louvers on the door. Agency is assigned a Facility Security Requirements Level II. The Government requires a fully serviced lease. All services, janitorial supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet or be capable of meeting Government requirements for Security, Fire and Life Safety and Handicapped Accessibility, Architectural Barriers Act Accessibility Standards (ABAAS). Space should allow for efficient layout and office workflow. Columns must have regular spacing of sufficient distance to support effective design. At this time, the Government is only considering existing buildings, and will not consider new construction options. Subleases are not acceptable. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual chance �floodplain (formerly referred to as �100-year� floodplain).
