Description
General Services Administration (GSA) seeks to lease the following space: State: Puerto Rico City: San Juan Delineated Area: West: Go southwest on PR-5 to PR-174. Then Go Southeast on PR-174 to the intersection with PR-177. South: Go east on PR-177 to PR-20 and continue northeast to the intersection of PR-17. Continue northeast on PR-17 until PR-25. East: Go north / northwest on PR-25 and then on PR-1, Munoz Rivera Expressway, to the interchange of PR-22. North: Go west on PR-22 to the interchange of PR-5. Minimum Sq. Ft. (ABOA): 9,170 sq ft Maximum Sq. Ft. (ABOA): 9,629 sq ft Space Type: Warehouse/vehicle storage Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 180 months Firm Term: 120 months Option Term: 1 five-year renewal option Additional Requirements: The building should be a single-story structure; however, a two-story building will be considered providing ATF occupies the first and second floors and the building meets ADA requirements. The warehouse space shall have the following minimum requirements within the facility: Slab to ceiling, minimum 15�-0� clear height; A minimum of 25� column to column spacing; Drive-in capability (i.e. slab on grade access or ramp access) ; Back-up Generator required; 14' x 12' electrically operated overhead coiling garage door required. The space will be used to store furniture, equipment, and vehicles, etc. 24/7 Access required. Must be more than 1,000 feet from residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics and/or day care facilities. Action: Choose whether or not a fully serviced lease is required.� Also choose 1-PERCENT-ANNUAL-CHANCE floodplain (formerly referred to as �100-year� floodplain) unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain).
