- General Services Administration (GSA) seeks to lease the following space: State: Colorado City: Grand Junction Delineated Area: North: Chipeta Avenue East: 9th Avenue South: Colorado Avenue then N on 3rd Street, then W on Main Street West: N on N 2nd Street, then E on Rood Avenue, then N on N 2nd Street, then W on White Avenue, then N on 2nd Street Minimum Sq. Ft. (ABOA): 2,593 ABOA Office Space Maximum Sq. Ft. (ABOA): 2,722 ABOA Office Space Space Type: Office Parking Spaces (Reserved): 4 Full Term: 180 months Firm Term: 120 months Option: One 5 year option Additional Requirements: Minimum 4 surface structured parking spaces for GOV on-site 4 total reserved surface spaces: 4 GOV spaces must be marked �reserved� and randomly numbered or lettered for assignment, NOT reserved with sign indicating occupant�s name, title, DOJ or USAO Parking should be located in controlled access garage or parking lot (i.e., ticket booth or card reader with gate barriers, guard presence at entrance, or closed circuit televisions) On-site parking preferred, off site accepted CANNOT share parking with pretrial services, probation or public defenders in leased locations, nor can parking be co-located with the Public Defenders Office, Pretrial Services or Probation. Cannot be on the 1st floor. Must be contiguous space, without public corridor. Must be within 4 blocks of the Federal Courthouse located at 400 Rood Avenue, Grand Junction. Within the building, whenever possible the USAO office should be located on the third floor or above of a multi-story building of more than three floors. When the USAO is in a building of three floors or less, it should be located on a floor where the bottom of the windowsill is at least 18 feet above the exterior finished grade. The USAO should also be in contiguous space on one or more floors. The USAO shall not be collocated in a building that has residential units. Any location must be more than a thousand feet from drug free zones, such as schools, colleges, universities, playgrounds or housing facilities owned by a public housing authority. The USAO mission prohibits them from being in the same building with: Mental Health Facilities (Psychiatrist or Psychologist) Drug Treatment Facilities (Drug Counseling or Drug Treatment Clinics) Blood or Plasma Donation Centers Bail Bonds Criminal Rehabilitation or Reintegration Services such as Halfway Homes Law Firms Specializing in Criminal Defense or Immigration cases Social Service Organizations, to include organizations that provide assistance to crime victims and immigrants Temporary Labor Services, such as a Day Labor Providers. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 1-percent annual chance floodplain (formerly referred to as 100-year floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ). �For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. ************************************************************************************************ The U.S. Government currently occupies office and related space in a building under a lease in Grand Junction, CO that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
