Description
General Services Administration (GSA) seeks to lease the following space: Territory: Puerto Rico City: Hato Rey / San Juan Delineated Area: Starting at the intersection of intersection of PR-165/PR-24 and Expreso Jose De Diego/Interstate PR2/PR-22 NORTH: Heading east on Expreso Jose De Diego/Interstate PR2/PR-22; Heading south onto Expreso Las Americas/PR-18; Heading east onto Calle Carlos F. Chardon; Heading north to Avenida Arterial B; Heading east on Avenida Arterial 8 to Avenida Ponce de Leon/PR-1 S; EAST: Heading south on Avenida Ponce de Leon/PR-1 S; Continuing onto PR-1 S to Puerto Rico 21; SOUTH: Heading west onto Puerto Rico 21 to Expreso Rafael Martinez Nadal/PR-20 to PR-165/PR-24. WEST: Heading north on Expreso Rafael Martinez Nadal/PR-20 to PR-165/PR-24. Minimum Sq. Ft. (ABOA): 26,878 Maximum Sq. Ft. (ABOA): 28,221 Space Type: Office and Related Space Parking Spaces (Total): 125 - Secured Parking Spaces (Reserved): 20 Full Term: 120 months Firm Term: 120 months Option Term: One (1) Five-year Priced Renewal Option Additional Requirements: Subleases are not acceptable. The offered premise above ground level is not a requirement but is preferred. For effective space utilization, a minimum of 20�-0� o.c. between structural elements (columns, core, curtain wall, etc.) is required. For most efficient office layouts on window walls, mullion spacing of 5�-0� o.c. is preferred. General office space must have a ceiling height of a minimum 9�-0� AFF. Ceiling Heights in the MDF, IDF or other equipment rooms shall be a minimum of 9�-0� clear and have sufficient space above the ceiling for independent HVAC units, ducting, cable trays, or other necessary devices. The offered premises shall allow for agency clients under monitoring supervision. The offered premises shall allow armed Federal Law Enforcement employees. An additional separate suite entrance for Agency clients and/or employees is preferred. Contiguous space is preferred. If all space cannot be contiguous, and space is on more than one floor, adjacent floors are also preferred. Non-Contiguous space must consist of no more than four (4) blocks of space meeting the following square footage range requirements. ��� �Area 1 � 8,145 � 8,552/ABOA ��� �Area 2 � 8,454 � 9,130/ABOA ��� �Area 3 � 5,556 � 5,834/ABOA ��� �Area 4 � 4,723 � 4,959/ABOA Non-contiguous space must provide a secure pathway (route) for connectivity between government spaces. Wiring must be secured in metal conduit or risers with bushings. If space is on more than one floor, adjacent floors are preferred. Telecommunications Rooms and Closets (MDF and IDF) should be stacked for efficient and secure vertical distribution of cabling. The Government will utilize fiber optic and/or copper twisted pair cabling for backbone services. Offered premises must provide at least one (1) Internet/Telecom service provider, two (2) are preferred with connections terminating directly inside secured Telecommunications Room (MDF). The offered space must have full load generator or capacity to add a full load generator to allow the continue agency operation. To demonstrate potential for efficient layout, the Offeror will be required to provide a test fit layout at the Offeror's expense. Offerors will need an architect to prepare a test fit layout that demonstrates that the government's requirement can be accommodated within the space offered. Public Transportation should preferably be within approximately 0.5 miles or 10 minutes walking distance. A building loading area is required. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. All operation services, janitorial supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Offered space should not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Any properties located withing the 1-percent annual chance floodplain that wish to be considered would require compliance with EO 11988 by completing 8-step process. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).). Expressions of Interest must be received in writing no later than May 24, 2024, by 5:00PM EST, and must include the following information at a minimum: Building name and address. Location of the available space within the building and date of availability. The building site/lot plans, interior building layout drawings/pictures (with dimensions shown preferably) reflecting the space that is being offered. Identification of public transit routes/stops near the property offered. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state amount, if any ANSI/BOMA office area (ABOA) square feet to be offered, and expected rental rate per ABOA square foot, fully serviced which includes all janitorial and agency utilities. Ceiling height details throughout the offered space. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). Building ownership information. Energy efficiency and renewable energy features existing within the building. List of building services provided. �Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
